Urgent Tenant Information

What is considered a tenant emergency?

A tenant emergency is any situation that threatens the safety of occupants or could cause significant damage to the property. This may include fire, gas leaks, flooding, sewage backups, burst pipes, major electrical issues, or loss of essential utilities where habitability is affected.

Who should I contact for an after-hours emergency?

If an emergency occurs outside of business hours, contact our emergency maintenance team using the emergency contact information provided on this page. For police, fire, or medical emergencies, call 911 immediately.

What should I do if there is a water leak or burst pipe?

If safe to do so, turn off the water supply to the affected area and move personal belongings away from the leak. Contact our emergency maintenance team as soon as possible to prevent further property damage.

Can I hire my own contractor for emergency repairs?

No. Tenants should not arrange repairs without prior authorization from property management. Unauthorized work may not be reimbursed, and approved vendors are typically required for emergency repairs.

What information should I provide when reporting an emergency?

Please provide your name, property address, contact number, a description of the issue, and any relevant photos if available. The more information you provide, the faster we can assess and respond to the situation.

What maintenance issues are not considered emergencies?

Issues such as dripping faucets, minor appliance problems, cosmetic repairs, or general maintenance concerns are not considered emergencies. These requests should be submitted through the standard maintenance request process during business hours.
